Sellers Information

Before working with a real estate broker, you should know that the duties of a broker depend on whom the broker represents.

The broker becomes the seller's agent by entering into an agreement with the seller, through a written Listings Agreement and Single Agency Agreement. A listing broker can also assist the buyer in the transaction but only with the Seller and Buyer signing a Limited Consensual Agency Agreement.

Title Information & Closing

In Alabama, residential closings are generally held at an Attorney's office or in a title company. The attorney and or title company and closer is extremely instrumental in making sure all of the prices are in place:

  • Any problems are dealt with immediately
  • Appointments for buyers and sellers are planned
  • The monies are able to exchange hands the same day
  • Surveys, title work, and any other special work is ordered by the attorneys closing specialist

In Alabama, most mortgages are funded at the time of both of the papers being signed by both sides and the deal is technically "done" on paper. The funding is automatic and generally completed by wiring of funds to the closing attorneys escrow account - depending on the time of day and the lender.

Keys and occupancy are given to the Purchaser at closing, unless delays occur in funding the transaction or receiving final approval from Mortgage Company on the HUD1 statement.

A good attorney office or title company that is efficient and follows through on details is one of the most important aspects of closing on a home.
